Terms of Service
Last updated: [date of launch]
These terms apply when you use balemyland.com or ask Bale My Land ("we," "us") to introduce you to a landowner or producer. By submitting a form, you agree to them.
What we do
We introduce Texas landowners who want their land in agricultural or wildlife management use to producers who want more ground: hay producers, ranchers, beekeepers, farmers, and people who provide wildlife management services ("producers"). That's it. We are a matching and introduction service.
What we don't do
- We are not a law firm, tax advisor, real estate broker, or appraisal district, and nothing on this site is legal, tax, or financial advice.
- We do not decide, promise, or guarantee that any land will qualify for or keep an agricultural, open-space, or wildlife management valuation, or that any particular use or intensity will satisfy your appraisal district. Your county appraisal district makes that decision.
- We are not a party to any lease or agreement between a landowner and a producer, and we don't collect rent, hay, crops, livestock, honey, or payments under those agreements.
- We do not guarantee that we will find a match, or how quickly.
Your responsibilities
- Give us accurate information, and tell us if it changes.
- Do your own checking before you sign anything: meet the other party, look at the land, livestock, hives or equipment, check any credentials claimed for wildlife management work, and confirm insurance.
- Have an attorney review any lease before you sign it.
- Landowners are responsible for keeping their land in qualifying use and for anything they file with their appraisal district.
Fees
Producers pay nothing, whatever they run. Landowners pay a one-time placement fee based on the acreage covered by the lease ($149 up to 20 acres, $249 for 21 to 100 acres, $499 for more than 100 acres), the same for every type of use, if, and only after, they sign a lease or agreement (including a wildlife management service agreement) with a producer we introduced. We'll send an invoice after the lease is signed. If you sign a lease or agreement with a producer we introduced, within twelve months of that introduction, the fee applies even if you finalize it without telling us. [Confirm this window and your payment terms before launch.]
Producer Premium (interest list)
Producer Premium is not available yet. Joining the interest list costs nothing and doesn't commit you to buy. The benefits and prices shown on the site describe what we plan to offer and may change before launch. We'll email you before Premium opens, and you will not be charged unless you sign up and agree to the Premium terms at that time. Free listings will continue to be matched and introduced. [Before taking payments, add subscription terms here: billing, auto-renewal, cancellation and refunds.]
When Premium opens, a "checked profile" will mean only what it says: that we received proof of liability insurance and spoke with a reference you provided. It is not an endorsement or a guarantee of anyone's work.
No warranties
We provide the service as is. We don't vouch for any landowner, producer, property, animal, hive, piece of equipment, management plan, or the quality of any hay, crop or honey. To the extent the law allows, we are not liable for disputes, losses, injuries, or tax consequences that come from an introduction or a lease. If we are found liable for anything, our liability is limited to the amount you paid us.
Ending the service
You can ask us to remove your listing at any time by emailing us. We can decline or remove any listing, for example if information looks false or the listing is being misused.
Governing law
These terms are governed by the laws of the State of Texas.
Changes
We may update these terms. The date above shows when they last changed.
